RE:         Annual HOA meeting held April 21, 2015

Thanks to all of you who attended our Annual Meeting last evening.  We did not have the necessary quorum present to officially conduct business.  We did, however, open the floor for questions and concerns.   For those of you who were not in attendance, the following is a brief description of the topics of discussion and notices.   If you have questions or concerns, and cannot find the needed information on our website, please email our Association Manager and submit your request.

•    RV BOAT STORAGE AREA:  Concern that some items being stored appear to be abandoned.  If you currently have a spot, be sure you are in compliance with the rules for storage.  Locks will be changed shortly so stay tuned for a day for key exchange.

•    PET NUISANCE:  Per our Covenant’s, no more than two domesticated pets per household.  Notify your neighbor of any problem you are having with their pet; contact Animal Control if problem persists.

•    MAINTENANCE OF PROPERTIES:  This was the main concern of the evening. Maintenance remains the responsibility of the owner, whether property is leased or not.  Owner’s whose properties are leased are encouraged to have their Management companies enforce compliance as a lease requirement, and asked to include our website address so tenant has easy access to our Covenants.  Everyone is encouraged to be vigilant concerning their street; photos and messages sent to Management will remain anonymous.  With 728 properties to patrol, this will be the quickest way for Management to be aware of a situation when it begins.  We are encouraged to work together to maintain the integrity of our subdivision.

•    RACC FORMS:  Must be submitted for any change to any property.  If previously approved color is being repainted, that is considered maintenance and does not require a RACC form.

•    EMAIL DATABASE:  All owners requested to update their contact information by emailing Management through our website.  We are compiling an email database in order to more quickly keep all owners abreast of all conditions concerning their property.

•    INFORMATION SOURCES:  Website and Association Manager’s email address are in letterhead.  These are the only approved sources for information concerning SHOA and for conducting the business of our Association.  For a response to any question you may have, contact Manager through above email address.  We do have a Facebook Page, Sugarmill Plantation Owner’s Association, where notices may be posted as well.  For replies or additional information, email Manager.

•    DELINQUENT ACCOUNTS:  Owners may email Manager for a copy of their statement if needed.  We are engaging a Collection Agency to assist in the collection of delinquent account balances. All fees, charges, and methods of enforcement will be accessed against the owner.  Too many are consistently delinquent and too much time and money is being spent “reminding” owners to stay in compliance concerning their obligation of HOA Dues.  We have pending major renovations to our pool and need all accounts brought current.

•    POOL OPENING:  Maintenance/preparation underway, opening date will be announced soon.

Part Time Pool Attendants 2015

ATTENTION SUGARMILL PLANTATION HOA RESIDENTS

WE ARE IN NEED OF TWO PART TIME POOL ATTENDANTS FOR OUR 2015 POOL SEASON. HOURS NEEDED WILL BE 15 to 20 HOURS PER WEEK FOR EACH ATTENDANT, AT THE PAY RATE OF $9.00 PER HOUR.

QUALIFICATIONS REQUIRED:

• 18 YEARS OF AGE OR OLDER
• BE ABLE TO PASS A DRUG SCREEN AND BACKGROUND CHECK
• ATTENTION TO DETAILS, ABILITY TO CLEAN AROUND POOL AREA
• NO CHILDREN OR FAMILY MEMBERS ALLOWED AT POOL AREA WHILE ON DUTY
• FLEXIBILITY TO WORK HOURS ASSIGNED, AND IF ASKED, TO WORK OTHER HOURS
• HAVE THE PHYSICAL ABILITY TO SCRUB POOL DECK, TAKE OUT TRASH, AND CLEAN AREA
• MUST BE AVAILABLE ENTIRE POOL SEASON, FIRST OF MAY THROUGH MIDDLE OF OCTOBER
